While you are not required to be there for the entire 3 hours, we highly encourage you to arrive toward the end of the inspection. This allows us to walk you through the property, point out the location of critical components like the main water and gas shut-off valves, and answer your questions in person. 


In most cases, your comprehensive digital report will be ready the same evening as the inspection. At the latest, it will be delivered the next day. We know escrow timelines are tight, and we never want to be the bottleneck holding up your transaction. 


A standard home inspection is a non-invasive, visual examination. It does not include taking air samples for hidden mold or sending cameras down the underground sewer lateral. Because older mountain cabins are prone to moisture issues and root intrusions, we highly recommend adding a Mold Inspection and a Sewer Scope to your appointment.
